7 Signs It Might be Time for a Roof Repair

The roof of your home, or business, is one of its most important elements, and provides protection, insulation, and aesthetic appeal. It can be difficult to know when it’s time to repair or replace your roof, but maintaining its components is one of the easiest ways to extend its lifespan.

1. Your roof’s getting old.
Most experts agree, conventional shingled roofs last around 20-25 years with proper care. The bad news is, every “new” roof isn’t entirely new – sometimes a new layer of shingles is simply laid on top of older roofing to fortify a structure for the short term. If you’re constantly finding shingle granules – sand-like grains – in your gutters and your roof’s more than ten years old, it may be a sign. Granules help keep the sun from baking the asphalt roofing, and the strong sun can cause your shingles to deteriorate quickly.
6. Your shingles are missing.
Missing shingles can happen because of wind, hail, or aging, and they’re not necessarily a sign of something ominous. In many cases, a few missing shingles can be replaced in just a couple of hours, and doing so may help extend the life of your roof by years.
7. Your heating/cooling bill has changed.
A surefire sign that you’ve got an air leak in your house is a change in your heating or cooling costs. You may need new flashing around your chimney or an entirely new roof to preserve the air inside your home, but only a professional can tell you.
